Why should buyers purchase Title Insurance for new property?

What does title insurance do for buyers? It will provide you...the insured, "peace of mind" in knowing that you are receiving "marketable title" for the real estate you are purchasing. A title search is performed through an examination of public records pertaining to "real property". It starts with current owner (s) and can extend back over 50 years. It can reveal liens, title defects, unpaid taxes, judgements etc. With all this said... an examiner could still make a mistake or pertinent information hidden. Fraud, forgery, clerical errors, unknown heirs etc. are all hidden defects that could come about after you have purchased your property and it will jeopardize your ownership. We recommend to all our Gates and Gable Real Estate buyers that Title Insurance will protect you against hidden defects or errors in public records. Owner Title Policy ensures you will be protected against claims and paid up to the amount of policy. If you are uninsured and your title is challenged it could cost you "MONEY" to defend yourself and your property.
